Aspen Launches 85% LTV Refurbishment Bridge and Cuts Rates

Specialist lender Aspen, part of S&U PLC, has added a higher-leverage option for property investors carrying out works. Its new day-one refurbishment bridge offers up to 85% loan-to-value (LTV), with drawdowns up to 75% of loan-to-gross-development-value (LTGDV), at a published rate of 0.79% per month.

The product includes heavy works and is aimed at developers. It is also available on the lender’s “No Valuation” route, priced at 0.84% per month.

Rate cuts elsewhere

Alongside the launch, Aspen reduced its residential bridging rate at 70% LTV by 0.60%, to 0.69% per month. It also trimmed rates on its five-year bridge-to-let product to 6.79% per annum for UK borrowers and 6.89% per annum for foreign nationals.

Jack Coombs, chief operating officer at S&U PLC, said the aim was to give property professionals flexibility, certainty and competitive pricing to move projects forward.

Why it matters

This announcement fits a wider pattern. With activity across the bridging market lower than last year, lenders are competing harder for good-quality cases – through sharper pricing, higher leverage or new product features. For borrowers, that can mean more choice.

Higher leverage needs careful thought, though. Borrowing more on day one reduces the cash you need to put in, but it also leaves less margin if the project overruns, costs rise or the end value comes in lower than expected. Lenders offering higher LTVs will still want to see a robust schedule of works, relevant experience and a credible exit.

Our view

Refurbishment finance can be a powerful tool for adding value, and product innovation like this is welcome. The right structure depends on your project: light or heavy works, how funds are released, the expected end value and how you plan to repay. Headline rates and leverage are only part of the picture – fees, valuation approach and drawdown terms matter just as much.
