Bridging Loans

A bridging loan is short-term finance secured on property, designed to ‘bridge’ a gap until a longer-term solution โ€“ usually a sale or refinance โ€“ is in place.

Common uses

  • Buying a property quickly, before longer-term finance is arranged
  • Breaking a chain on an investment purchase
  • Buying property that is currently unmortgageable
  • Raising capital against investment property for business purposes
  • Refinancing an existing bridge that is nearing the end of its term

Typical features (illustrative)

  • Term: typically 1โ€“24 months
  • Loan-to-value: typically up to 70โ€“75% of the property value, subject to lender criteria
  • Interest: typically charged monthly; may be retained, rolled up or serviced
  • Security: first or second charge on residential, semi-commercial or commercial property
  • Fees: typically arrangement, valuation and legal fees; some lenders charge exit fees

Your exit matters most

Lenders focus closely on how the loan will be repaid. We help you set out a realistic exit โ€“ sale, refinance or other โ€“ including a sensible timescale and a fallback plan.

Is it unregulated?

We only arrange bridging for business and investment purposes. We do not arrange loans secured on a home you or a family member live in.
